60-90+ days before your move

  • Get pre-approved with a Florida-based lender (insurance and taxes vary by county).

  • Meet virtually with your Citrus County realtor to define must-haves (commute, schools, water access, HOA/no HOA, yard size).

  • Shortlist neighborhoods and request sample listings + comps to learn pricing patterns.

  • Research insurance early (wind, flood where applicable, and homeowners). Ask your realtor for trusted local brokers.

30–45 days out

  • Schedule virtual showings or an in-person “power tour” weekend.

  • Make offers with local comps and discuss negotiation norms (closing costs, inspections, timelines).

  • Book inspections: general + 4-point/wind mitigation as advised.

  • Get quotes for movers, utilities, and internet (ask about rural vs. in-town options).

2–3 weeks before move

  • Set up utilities and trash service for Day 1.

  • Line up insurance binders (home, flood if required).

  • Final walk-through checklist with your realtor—confirm repairs, receipts, permits.

Move-in week

  • Change your address and register vehicles.

  • If making Citrus County your primary residence, ask your realtor about homestead exemption steps after closing.
